Listing Photography in Houston: What It Costs and What You Get

By Next Listing•Katy, TX•Serving Houston for 20+ years
Quick Answer

Listing photography in Houston costs $95 to $170 with Next Listing, depending on whether you need 20, 32 or 50 photos. Every shoot includes professional editing and an MLS upload, and photos are delivered within 24 hours. Most single family homes are well covered by the 32 photo package at $115.

Ask any Houston agent what moves a listing and you'll hear the same answer sooner or later: the photos. Buyers scroll HAR.com and Zillow fast, and if the lead image is dark or crooked, they keep going. At Next Listing, a real estate photography company based in Katy, we've been shooting Houston listings for more than 20 years. This is the guide we wish every new agent had: what listing photography includes, what it should cost and how to choose a package without overpaying.

What Is Listing Photography?

Listing photography is photography made for one job: getting a home for sale noticed on the MLS and every site that pulls from it. It's a long way from a quick walkthrough with a phone. We shoot with wide angle lenses on a tripod, bracket several exposures for every frame and edit each image so the colors are true and the walls stand straight. The finished photos should look like the house does on its best day. Nothing more, nothing less.

What's Included in a Listing Photo Shoot?

Every shoot comes with the same basics, whatever the size of the home:

  • Every main room inside, shot wide and level
  • Front and back exteriors
  • Full editing for light, color and straight lines
  • Your first MLS upload, free (later updates are $5)
  • Finished photos within 24 hours

How Much Does Listing Photography Cost in Houston?

We price by photo count, not square footage, so you know the number before we show up.

20 photos
$95

Right for condos, townhomes and smaller houses.

50 photos
$170

Best for large homes, luxury listings or big outdoor spaces.

Need a few more frames? Five extra photos are $15 and ten are $30. If you list often, our Photography Membership is $99 a year and takes 10% off every shoot. Every rate is on our pricing page.

Can You Get Real Estate Photos the Next Day?

Yes, and with us that's standard, not a rush option. Edited photos are delivered within 24 hours, so a morning shoot is usually ready for the MLS the next day. When a listing has to go live that same afternoon, we offer same day shooting and editing for $155.

Standard, HDR or Twilight: Which Listing Photos Do You Need?

Standard

Most homes look great with our standard photos. They're bright, clean and ready for the MLS.

HDR

HDR is worth it when a house has big windows or a view. We blend several exposures so buyers can see the backyard through the glass while the room stays evenly lit. Five HDR photos add $75, and ten add $145.

Twilight

Twilight photos are the ones that stop people mid scroll. We shoot the exterior at dusk with every light on, which is perfect for a pool, a landscaped yard or a luxury listing. A twilight session is $140.

Is Virtual Staging Worth It for Vacant Houston Homes?

For an empty house, usually yes. Bare rooms photograph smaller than they really are, and buyers struggle to picture where the couch or the dining table would go. Virtual staging furnishes those rooms digitally for a fraction of what physical staging costs.

Basic staging is $25 per photo with three rounds of edits. Advanced staging is $40 per photo with unlimited edits until you're happy. Choose a Classic, Modern, Rustic or Traditional look, and the images come back in 2 to 3 business days.

One tip: label staged photos clearly and keep an unstaged version on hand in case your MLS asks for it.

Should You Add a Floor Plan to Your Listing Photos?

Photos show what a home looks like. A floor plan shows how it works. When buyers compare three houses in Cypress or Sugar Land, the one with a clear layout often makes the shortlist. Our 2D floor plans include room dimensions and total square footage:

Home size2D floor plan
Under 2,500 sq ft$75
Up to 3,500 sq ft$85
Up to 6,500 sq ft$95

If the listing also needs video, drone shots or a 3D tour, we cover all of that in our guide to hiring a real estate videographer in Houston.

How to Get a Home Ready for Listing Photos

A little prep makes a big difference. Before we arrive:

  1. Clear the kitchen and bathroom counters.
  2. Turn on every light and open the blinds to the same height.
  3. Move cars off the driveway and roll trash bins out of sight.
  4. Make the beds and hang fresh towels.
  5. Put away family photos, pet bowls and toys.
  6. Mow the lawn and sweep the porch.
  7. Switch off ceiling fans and TVs.

How to Book a Listing Photographer in Houston
